Materialality Clean contemporary steel frame is softened with extensive use of wood ceilings, perimeter decking, and wood flooring; steel moment frame afforded lightweight structure over existing open space below
Scale Twelve foot ceilings are proportioned with two foot continuous transoms, eight foot sliding doors, and eight foot overhangs
Population Though fully engaging the urban setting, the space offers a peaceful and quiet retreat for two
Set within an urban environment, the Arroyo Collection was originally designed as a modest two-story office building with commercial vehicle storage to the rear. The east and west sides of the building were placed on the property line, and were constructed with continuous expanses of exposed concrete block; the building was offset from the north and south property lines to accommodate a tall attached maintenance garage to the rear and open offstreet parking at the front. The rear vehicle storage area was further raised three feet to accommodate the grade change from front to rear.
The property was acquired with the intent of converting the first floor to an art gallery, the second level to an accessory living space, and the commercial garage space to a personal classic automobile workshop. With this initial conversion in place, the Project was introduced to us as an addition in three phases; addition of additional garage and carport space to the rear, the conversion of open space in the front to a sculpture garden and accessible ramp, and an addition of a master suite above the existing garage and attached to the existing second floor.
